Shady Grove Innovation District Reveals Phase One Plans For New Life Science Lab Space, Office Suites

During its first community meeting for the Shady Grove Innovation District (SGID), BXP unveiled plans for the project’s first phase and explained how the project will progress from start to finish. A second community meeting is in the works, and BXP will still need to receive approval from the City of Rockville before breaking ground. Currently, the company plans to begin construction in Spring 2024, said CJ Overly, the project developer.

To add to the growing list of recent life science real estate developments in Greater Philadelphia, this week Scheer Partners shared that SkyREM, a real estate investor, owner, and developer with properties across the country, has big plans to convert Philly’s historic Quartermaster site into the Quartermaster Science + Technology Park. The $250 million commercial redevelopment project will include both wet and dry lab space catering to early-stage life science startups as well as more established companies.

The company recently announced the expansion of its laboratory space at The Curtis, adding 200,000 square feet to provide more than 325,000 square feet.

JLL’s Capital Markets group announced today that it has arranged a $290 million construction loan that will allow project partners Gattuso Development Partners and Vigilant Holdings of New York to build a state-of-the-art research facility at 3201 Cuthbert Street, an 11-story life sciences development in the heart of Philadelphia’s University City submarket.
